With the strong orientation toward <br />Highway ~0~~69 and the opening of the Northstar Commuter Rail Station slated for fall <br />of zoog, the dynamics of land use in this portion of the community are likely to evolve. <br />In order to plan for the future of the FAST, background knowledge of the study area <br />is vital in order to fully understand the potential of the site. This chapter begins with <br />an overview of exiting land use and transportation conditions describing the starting <br />point for the master plan. The chapter concludes with an analysis of the opportunities <br />and challenges of these existing conditions. <br /> <br />
