Undeveloped <br />Much of the land area between ~7~st <br />Avenue and 65th Avenue is undeveloped. <br />The city owns the 75 acre Gateway tract <br />of land and Cargill owns an additional <br />8o acres being utilized for agricultural <br />research. <br />EXISTING ZONING <br />As the influence of Highway ~o~i6g <br />illustrates, much of the uses adjacent to <br />the roadway today are zoned highway <br />commercial. Light industrial zoning exists <br />for portions of the Gateway area east of <br />the natural gas line as well as for smaller <br />parcels along Ulysses Street. The RDF <br />plant has an underlying zoning of light <br />industrial with solid waste facility overlay <br />zone. Elk River Station and areas around <br />the transit station are zoned planned <br />unit development, including the two <br />trucking facilities north and south of i7ist <br />Avenue. The Northstar Business Park <br />has a business park zoning promoting a <br />higher design and construction quality <br />than traditional light industrial zones. In <br />the northeast single family residential <br />zoning is split between Ria south of 75th <br />Avenue and Ric north of 75th Avenue. <br />The Cargill owned land in the southeast <br />portion of the project area is zoned <br />agricultural research. <br />Figurez.4: Zoning Map <br />BACKGROUND <br />~rj ~T L~. <br />
