As you are aware, at the Planning Commission public hearing, a concern was
raised regarding storm sewer flowing from the north side of 193rd Avenue into this
development. The original plans submitted by the Developer did not show this culvert
nor did the design take this flow into account. We have met twice with the Developer and
his engineer to discuss this and other issues.

With regard to the storm sewer, they have agreed to provide catchbasins on 193rd
Avenue, as necessary to catch the runoff on their side of the street, and to provide a storm
sewer system that will pick up the culvert flow on the south side of 193rd Avenue and
convey it to the park land to the west of their site. This is where the drainage ultimately
flows to at this time, since the park area has the lowest ground south of 193rd Avenue.
From that point, they will provide an overflow pipe from the park area to pick up
drainage should it be needed. They have agreed that their storm sewer calculations will
not allow any more discharge to the park area than currently flows there.

This general concept of storm drainage design should provide for a continuation of the
storm drainage from north of 193rd Avenue as it currently exists, and should also provide
for no more water getting to the park than currently does. If this project receives Council
approval, we expect that detailed storm drainage design calculations will be submitted at
a later date. These will be carefully reviewed to ensure that they adequately address these
issues.

OFFICES IN:
MINNEAPOLIS
PRIOR LAKE
ST.
