Memo to the Mayor and City Council/P96-9 <br />August 19, 1996 <br /> <br />Landscal~ing <br /> <br />Page 5 <br /> <br />Staff has discussed with the developer the issue of increasing the amount <br />of landscaping along Jackson Road, as well as between the proposed <br />residential on the north and the townhouse project to the south. <br />Generally, the landscaping plan appears adequate; however, some fine <br />tuning in those areas just mentioned would help improve the project's <br />appearance from Jackson Road, as well as establishing a buffer between <br />the residential immediately to the north. Another consideration may be <br />along the west property line where a lot of existing trees will be removed. <br />Including landscaping at this location would re-establish the natural <br />buffer that currently exists. <br /> <br />Project Entrance <br /> <br />Staff would also recommend that the entrance into the townhouse project <br />off of Highland Road be enhanced to extend an attractive entrance to the <br />project. <br /> <br />Building Design <br /> <br />The developer's proposal includes 5 different floor plans. These include the <br />following: <br /> <br />· Cambridge - 970 sq. ft. consisting of 2 bedrooms and one bath. <br />· Dartmouth - 1,154 sq. ft. consisting of 2 bedrooms and 2 baths. <br />· Devonshire - 1,175 sq. ft. consisting of 2 bedrooms, 2 baths and kitchen <br /> eating area. <br />· Heatherton - 1,412 sq. ft. consisting of 2 bedrooms, 2 baths, a kitchen <br /> eating area, vaulted living room/dining room with optional sunroom. <br />· Edinborough - 1,595 sq. ft. consisting of 2 bedrooms, 2 baths, a kitchen <br /> eating area, a sunroom and 9 foot ceilings throughout. <br /> <br />The prices for these units will begin in the 80's for the Cambridge and go up <br />to approximately $150,000 for the Edinborough. It has not been determined <br />the exact mix of the floor plans that will be included in this proposed <br />development; however, this is an issue the City Council may want to discuss <br />with the developer if the type of unit to be developed is a concern. The <br />developer has indicated the units expected to be built will be a result of <br />market demands. (Please refer to the Planning Commission report for floor <br />plans for each of the units, as well as a letter dated July 8, 1996, from <br />Derrick Investment). <br /> <br />s:\councilXp96-9.doc <br /> <br /> <br />
