It may be appropriate to include <br />some additional off street parking space throughout the project. <br /> <br />· Building Design <br /> <br />Attached is information provided by the developer regarding the type, size, <br />and price range of units proposed. There are also floor plans included for <br />review. <br /> <br />6 <br /> <br />Park and Recreation Recommendation <br /> <br />Please refer to the attached minutes from the Park and Recreation <br />Commission meeting of July 10, 1996. <br /> <br />Recommendation <br /> <br />It is recommended the Planning Commission recommend approval of the <br />following: <br /> <br />Ao <br /> <br />Rezoning approximately 13 acres from R lc (Single Family Residential) <br />to PUD (Planned Unit Development) based on the following findings: <br /> <br />The density of the townhouse project is consistent with the <br />current land use designation of MR (Medium Density <br />Residential). <br /> <br />The project is served by a collection roadway and can support <br />the anticipated traffic generated by the project. <br /> <br />o <br /> <br />The rezoning is a logical transition in land use between highway <br />commercial to the east and multi-family to the south. <br /> <br />The existing infrastructure is sized accordingly to service the <br />property. <br /> <br />Bo <br /> <br />Preliminary Plat approval to subdivide 17 acres into 11 single family <br />lots and 14 townhouse lots with the following conditions: <br /> <br />A developers agreement be prepared and executed prior to <br />releasing the final plat for recording. <br /> <br /> <br />
