Several factors contribute to the enhancement of <br />value caused by municipal utilities. <br /> <br />1. Commercial users favor served sites over non-served sites and are <br /> willing to pay a premium for served sites. <br /> <br />Less land is required for a site served by municipal sewer and water <br />than for an unserved site because no on-site private well and septic <br />system is required. <br /> <br />3. Municipal water supply provides additional fire protection and a <br /> safer supply of potable water. <br /> <br />Safe, efficient and effective disposal of waste water.
