9614 3 <br /> <br />DATE OF APPRAISAL <br /> <br />The effective date of this limited value analysis is May 1, 1996. <br /> <br />PURPOSE AND FUNCTION OF APPRAISAl <br /> <br />The purpose of this appraisal is to estimate the market value of benefit from trunk sewer <br />and water extension to the fee simple interest of lands within the project area. The <br />function or use of this analysis is to provide valuation guidance to the client in <br />determining appropriate trunk assessments. <br /> <br />PROPERTY RIGHTS APPRAISED <br /> <br />The properties will be appraised by estimating the market value of the fee simple estate <br />of the real estate.
