The signage requirements <br /> outlined in the Elk Park Center PUD shall be met. <br /> <br />The proposed directional signs beyond the project's property <br />limits shall be eliminated. All signs associated with the <br />business will need to be on the same lot as the development. <br /> <br />F. Architecture <br /> <br />The Elk Park Center planned unit development agreement <br />identifies a brick material be used as part of the building. The <br />current plans presented Arby's do not include any type of brick <br />material; however, staff has met with the architect to discuss <br />this and revisions are being made to incorporate some brick. It <br />is anticipated that the revised plans will be awi]able for the <br />Planning Commission's review at the meeting Tuesday night. <br /> <br />Recommendation <br /> <br />It is recommended the Planuin g Commission recommend approval of the <br />conditional use permit request by Arby's to construct a 4,515 square foot <br />Class II restaurant facility with a drive-thru window with the following <br />conditions: <br /> <br />All of the comments outlined in the memo dated June 25, 1996, to the <br />Plan~iug Commission be incorporated into the revised set of plans. <br /> <br />All of the comments stated in the City Engineer's memo dated June 19, <br />1996, be incorporated into the revised set of plans. <br /> <br />Four sets of complete plans be submitted to the building department <br />for review and approval prior to issuance of a building permit. <br /> <br />s:\plsnnln g\pc\cu96-14.doc <br /> <br /> <br />
