Ach, City Planner~~~_~ <br /> <br />July 15, 1996 <br /> <br />SUBJECT: <br /> <br />Variance Request by Darren and <br />Elizabeth Duffy, Public Hearing <br />Case No. V 96-6 <br /> <br />Request <br /> <br />Darren and Elizabeth Duffy are requesting a variance to the minimum lot <br />size requirement in the R la (Single Family) zoning district. <br /> <br />Location <br /> <br />Northeast corner of Zebulon Street NW and 201st Avenue NW <br /> <br />Zoning/Land Use <br /> <br />R la (Single Family Residential) / LR (Low Density Residential) <br /> <br />Attachments <br /> <br />· Location map <br />· Zoning map <br /> Survey of proposed subdivision <br /> <br />Overview <br /> <br />Mr. and Mrs. Duffy are proposing to subdivide their property into two <br />separate parcels. Currently, the property has a gross acreage of <br />approximately 5.4 acres of which .4 acres is dedicated to the existing fight of <br />way along Zebulon Street. As part of the administrative subdivision, an <br />additional 17 feet of fight of way will need to be granted to meet the County's <br />requirements of 50 feet half fight of way along county roads. In granting this <br />additional fight of way, Parcel A will fall slightly below the 2-1/2 acre <br />minimum lot size requirement. <br /> <br />The Planning Commission and City Council have recommended approval of <br />similar variances in the past; whereby additional right of way required as <br /> <br />13065 Orono Parkway · P.O.
