Public Comment <br />Three residents spoke at the public hearing expressing their concerns. One spoke about how the <br />proposed highway off ramp will affect their property. The second couple spoke of their concerns with <br />the increased traffic and the unsafe nature of their driveway on the busy 197' Ave. They also wanted to <br />know what use was going into the proposed structure and questioned the process of how buildings/uses <br />get approved. <br />Staff informed the resident that certain uses (permitted) do not receive review by the Planning <br />Commission and City Council. It was clarified that the proposed use (retail) is a permitted use and does <br />not require a formal review. The reason this application was before the city for review is that zero lot line <br />development requires a conditional use permit, which does receive review by the Planning Commission <br />and City Council. It was also noted that if a use that was listed as "conditional" were to be proposed in <br />the future in the building, they would then be notified of that process. <br />The applicant introduced themselves, answered a couple questions and indicated they are unable to <br />disclose the retailer proposed for the building. <br />One of the residents said thank you to the Planning Commission for their past efforts to make sure the <br />existing building designs were well done. <br />Planning Commission Discussion <br />Clarification was requested on how proof of parking worked.
