~~ndler <br />Pa~tters®n <br />® CONSTRUCTION <br />Project Narrative <br />Elk River Retail at Elk Ridge Center <br />2.34 Acre Site <br />Elk River, Minnesota <br />Request for: <br />Conditional Use Permit and Final Plat <br />December 29, 2008 <br />On behalf of the tenant, the developer and applicant, Fendler Patterson Construction, Inc. is <br />requesting a Conditional Use Permit and Final Plat for the proposed project. The tenant is a <br />national retailer with several locations around the Twin Cities such as, Woodbury, Maple Grove, <br />Oak Park Heights and Eagan to name a few. <br />The Applicant proposes the retail facility on an existing pad site as originally planned for in the <br />overall concept plan which was approved by the City of Elk River in recent years. <br />Use <br />The tenant will utilize the facility for retailing purposes with the hours of operation being <br />Monday-Friday from 7:30 a.m. to 10:00 p.m. Saturday from 8:30 a.m. to 7:00 p.m. and Sunday <br />______ from 10:00 a.m. to 7:00 p.m. These arestandard hours of operation_and do not take into account ._______ <br />various holiday hours which most retailers adjust slightly to better serve the community. <br />The proposed tenant would employ up to 30 employees along with 8-12 participants which are <br />engaging in career training programs. In addition this use works in conjunction with the retailers <br />that exist. Each user will compliment each others product thus assisting in the success of each <br />others interest.' <br />Site <br />The proposed retail site at Elk Ridge Center is consistent with the building square footage <br />previously approved by the City Council for the Elk Ridge Center PUD. For lot 10 a <br />30,000 SF retail building was proposed, and this proposal is requesting a single 20,950 <br />s.f. retail building.
