Ach, City Planne~ <br /> <br />June 17, 1996 <br /> <br />Request for Easement Vacation by <br />Richard Duggan, Public Hearing, <br />Case No. EV 96-1 <br /> <br />Issue <br /> <br />Richard Duggan is requesting to vacate the side lot line drainage and utility <br />easements between Lots 6 and 7 of McChesney Industrial Park. <br /> <br />Attachments <br /> <br />· Resolution No. 96 - <br />· Location Map <br />· Site Plan <br /> <br />Analysis <br /> <br />Richard Duggan recently received site plan approval to construct a 9,000 <br />square foot industrial building on Lots 6 and 7 within McChesney Industrial <br />Park. These two lots were originally platted as separate lots of record when <br />McChesney Industrial Park was originally platted. As typically requested, <br />sideline drainage and utility easements were established on both lots as if <br />each lot would be developed individually. However, Mr. Duggan's plans <br />include both Lot 6 and 7, whereby both these parcels will be combined and <br />the common lot line be removed. Therefore, the existing drainage and utility <br />easement that bisects the property is no longer necessary given the recent <br />development plans. <br /> <br />Recommendation <br /> <br />It is recommended the City Council approve Resolution No. 96-__ vacating <br />the side lot line drainage and utility easements between Lots 6 and 7 of Block <br />1, McChesney Industrial Park and illustrated on the attached Exhibit and <br />made part of the resolution. <br /> <br />13065 Orono Parkway · P.O.
