Sherburne County Abstract & Title Co. <br /> <br />COM M ITMENT <br /> <br /> SCHEDULE B <br /> <br />Exceptions <br /> <br />The policy or policies to be issued will contain exceptions to the following unless <br />the same are disposed of to the s~tisfaction of the Company. <br /> <br />1. Special assessments levied .>r pending and special taxes, if any, not covered <br /> herein. <br /> <br />Taxes for 1995 in the amount of $ 1,922.00 are not paid plus penalty on first <br />half. (Base tax amount $ 1,922.00) (Tax No. 75-131-2301). <br />NOTE: Sherburne County tax records indicate property is non-homestead for <br />taxes payable in the year 1995. <br /> <br />Terms and conditions of that: certain lease by and between Highway 10 <br />Properties, as lessor, and Franklin Outdoor Advertising Co., as lessee, dated <br />November 5, 1986, filed October 16, 1987, as Document No. 212829. NOTE: Said <br />lease contins a right of first refusal. <br /> <br />Interest of Highway 10 Properties, shown as lessor in Document No. 212829. <br /> <br />Easement encumbering W 1/2 .~f NW 1/4 of Section 31, Township 33, Range 26, in <br />favor of Anoka County Coope33ative Light and Power Association, for Electric <br />Transmission Line purposes ~$ evidenced by Document recorded in Book N of <br />Miscellaneous Records, Page 42. A recordable partial release of easement must <br />be submitted prior to closi~g confining the easement so as not to affect any <br />improvements. <br /> <br />6.
