~' ~ Z (~~~~~~1 <br />Ener~-yEntertainmeatEnterarises <br />10890 205th Avenue NW, Elk River MN 55330 <br />Proposal to the City of Elk River <br />I n regards to: E//B/gyE/ltc/~/O/1/e/11 C/IyN®te/e//dC®Ofe/eUCB CB//lel, (EECHCC) <br />To the Economic Development Authority and others of concern: <br />As you may be aware, some preliminary discussion has taken place in regards to <br />commercial development along the Highway 10 corridor in Elk River, namely <br />Gateway Industrial Park. <br />Please consider this a formal request for review and subsequent action based on <br />these preliminary discussions and specific details outlined within this document. <br />Energy Entertainment Enterprises, LLC has specifically been formed for the sole <br />purpose to affect commercial development along this corridor conducive to <br />certain economic and image themes of which the community has been striving to <br />attract. <br />We have been acutely aware of certain business needs in the community and in <br />the attempt to capitalize on these needs and build a viable and thriving business, <br />we have chosen to spearhead development along this corridor. We believe that <br />once Energy Entertainment City Hotel and Conference Center (EECHCC) breaks <br />ground, it will stimulate additional commercial development which would be <br />advantageous to not only our business interests, but also the local community. <br />As you know from our initial introduction the EECHCC project is a very large one <br />requiring a substantial financial investment for its founders. The one hundred <br />room hotel and 32 lane bowling facility, conference center, restaurant and <br />affiliated businesses will employ hundreds of people. It will attract much attention <br />to the area and will require a minimum of 14 acres of land. The building alone wilt <br />have at least a 150,000 to160,000 square feet footprint. <br />In an attempt to ensure a successful venture for all affected, we formally request <br />certain concessions and considerations to assist in initiating this venture. <br />Of first consideration is the land: <br />We propose that the City Of Elk River relinquish in the form of a grant, 14 acres <br />of land owned by the city and earmarked for just such a venture. The land is <br />adjacent to 171St Avenue and Hwy 10 in Gateway Industrial Park. This would <br />include the waiving of any associated assessments and any title, closing, or land <br />fees. <br />
