Memo to the Mayor and City Council/CU 96-2 <br />April 11, 1996 <br /> <br />Si~na~e <br /> <br />Menard's sign package includes a freestanding sign along Highway 169 <br />which will be incorporated into the project's development sign (advertising <br />Hillside Crossing II). The ordinance allows <br />up to 300 square feet; however, since the project is a planned unit <br />development, the Council has the latitude to vary from the ordinance <br />requirements. This variance from the ordinance can be either more or less <br />restrictive. <br /> <br />One issue staff has noticed since the Planning Commission meeting is the <br />product signs on the building are not individual lite letters. These signs <br />resemble a cabinet sign where the letters are not individually mounted; <br />rather made part of a panel that has a white background. To be consistent <br />with other planned unit developments as well as recent commercial projects, <br />staff would recommend the proposed product signs be individual lite letters. <br /> <br />Planning Commission Recommendation <br /> <br />Highlights of the Planning Commission discussion on the proposed Menards <br />included the following topics: <br /> <br />· Hours of operation <br />· Type of metal material used on the screening structure <br />· Outdoor storage area in general <br />· Underground irrigation system <br />· Hours of operation and lighting <br />· Proposed materials for the yard gate canopy <br /> <br />s:\councfi\cu96-2.doc <br /> <br /> <br />
