Capital letters shall not exceed 36 high, loaner case letters shall not exceed 24" <br />high. Signs shall be for store identity only and shall not be alloaved on the rear or side of building. Signs shall <br />not extend closer than 3 or 4 feet from the projected lease line. If the space is leased by a single tenant, sign <br />area shall not exceed 70 percent of the area of the building avail, including doors and avindoavs, to avhich the <br />sign is to be axed. <br />The standards specifically call out the subject property as well as specifically identify the rear and <br />side of the building. There was no indication in the past staff reports or minutes indicating why this <br />specific area was regulated like this. One reason may have been because of the proximity to the <br />residential neighborhood nearby. <br />The applicant believes the City of Elk River should approve the proposed amendment to allow <br />channel letters on the side elevation based on the visibility of this elevation from the Wal-Mart and <br />the traffic in and around this area. <br />The development standards are straight forward and are specific to the subject property. The retail <br />space is allowed signage (on the west elevation) which is visible from Zane Street, Highway 169 and <br />various locations in the development.
