Box 490 <br />Elk River, MN 55330 <br />RE: LAFAYETTE WOODS <br />Deaz Mr. Ach: <br />As requested, we have reviewed the submittal package for the Lafayette Woods <br />development located north of 193rd Avenue and east of the City trail located on the former <br />Burlington Northern railroad alignment. The package we reviewed consisted of a <br />Preliminary Plat, a Preliminary Grading and Drainage Plan, and a Preliminary Utility Plan, <br />all prepared by John Oliver and Associates with a revision date of Apri125, 1995. Based <br />on our review, we would offer the following comments: <br />A. Preliminary Plat <br />The Preliminary Plat contains approximately 123 acres with a zoning of <br />Rlc. It is proposed to be divided into 213 lots. This is an average of <br />approximately 1.75 lots per acre. The reason for the low lots per acre ratio <br />is the topography and layout of this particulaz piece of property. There are <br />several large wetlands in the northwestern part of the property which <br />preclude this area from being divided into lots. There are also very steep <br />hills in the northeastern portion of the property which again preclude the <br />development of lots in this area. The remainder of the property is heavily <br />wooded with rolling terrain which causes many of the lots to be relatively <br />deep and large in azea in an effort to fit into the terrain and save as many <br />trees as possible. <br />The proposed Preliminary Plat contains eight cul-de-sacs. This is a <br />significantly high number, given a typical plat layout. However, given the <br />specifics of the vegetation and rolling terrain of this site, it may be difficult <br />for the Developer to substantially reduce this number of cul-de-sacs without <br />significantly impacting the natural state of the land. <br />)FFICES IN: <br />INNEAPOLIS <br />~IDR IAKE <br />ST.
