Both parcels will have access to a city street. <br />Location <br />The north side of County Road 21, near the County Road 21/County Road 13, <br />• intersection. Part of the southeast quarter of the southeast quarter of <br />Section 1, Township 33, Range 26, Sherburne County. <br />Zonine/Land Use <br />Al (Agricultural Conservation) / A (Agricultural). <br />Attachments <br />Location map, zoning map, site plan. <br />Background <br />The property is zoned Al, which requires a minimum lot size of 10 acres with <br />300 feet of frontage. Mr. Sneft is proposing to create a 10.4 acre parcel, <br />(parcel A) and a 18.27 acre parcel, (parcel B). Each proposed lot meets or <br />exceeds the minimum requirements in terms of lot size and width, in the Al <br />zoning district. There is an existing farm home located on parcel B which is <br />owned by Mr. Sneft.
