(Business Park) and amend the land use from HR (High <br />Density Residential) and MR (Medium Density Residential) to LI (Light <br />Industrial). <br />LOCATION <br />• South of Orono Road and west of City Hall (South of Highway 10), Section 32, <br />Township 33, Range 26. <br />ZONING /LAND USE <br />R3 (Townhouse/Multiple Family Residential) / HR (High Density Residential) <br />and MR (Medium Density Residential). <br />ATTACHMENTS <br />Location Map, Zoning Map, Land Use Map, Site Plan Map, <br />BACKGROUND <br />In 1990, a Focus Area Study was completed by B.R.W., Inc. which identified <br />circulation patterns and land use opportunities in four (4) primary areas of <br />Elk River, including the western area of the community. One of the major <br />land use elements discussed centered on creating a business park, providing <br />for development of light manufacturing, office and limited commercial land <br />uses.
