Box 490 <br />Elk River, MN 55330 <br /> <br />ITEM 5.9. <br /> <br />RE: RIVERVIEW HEIGHTS COST ESTIMATE <br />Dear Mr. Klaers: <br /> <br />CIVIL ENGINEERING~ <br />ENVIRONMENTAL <br />MUNICIPAL <br />PLANNING <br /> <br />SOLID WASTE <br />STRUCTURAL <br />SURVEYING <br />TRAFFIC <br />TRANSPORTATION <br /> <br />As directed by the City Council, we have made a more detailed estimate of the costs for <br />providing City utilities and new streets in the Riverview Heights development. We have <br />estimated the total cost of the project to be slightly more than $1.5 million. This would <br />include sewer extended down from the County Administration Building where it is <br />currently located, water looped through the development, storm drainage as required, and <br />new streets including concrete curb and gutter. To the total construction costs we have <br />added a 5 % contingency and the normal 28 % City overhead. To get to a total assessment <br />per lot of between $12,000 and $12,500, we have assumed the City would fund the cost <br />of sanitary sewer from where it is located to County Road 30. We have also assumed that <br />the City would pay for trunk oversizing of the watermain and approximately half of the <br />street construction costs. Based on these assumptions and the contingency and normal <br />overhead discussed earlier, the City's cost would be approximately $450,000.
