Box 490 <br />Elk River, MN 55330 <br /> <br />RE: HILLSIDE CROSSING II <br /> <br />Dear Mr. Ach: <br /> <br />As requested, we have reviewed the submittal by Riverside Development Company for the <br />Hillside Crossing II development. The submittal consisted of a Preliminary Plat, Site <br />Plan, Lighting Plan, and Landscaping Plan. As you are aware, the City Council directed <br />MSA, Consulting Engineers to prepare the Grading Plan/Utility plan. Based on our <br />review, comments from the staff review meeting, and various meetings with the <br />Developers, we would offer the following comments: <br /> <br />A. PRELIMINARY PLAT <br /> <br />The sanitary sewer, water, and storm drainage serving this development <br />will be run through the lots to provide easier access to the commercial <br />buildings. As the corridors for these utilities become clear, additional <br />easements will be needed on the Preliminary Plat to accommodate these <br />extensions. <br /> <br />The Preliminary Plat should show drainage and utility easements along the <br />lot lines on all lots. <br /> <br />B. SITE PLAN <br /> <br />The Site Plan shows a possible future driveway connection in two locations <br />at the south end of Hillside Crossing II between Sax Food Store and Outlot <br />A. We would concur with the most easterly of these two locations. We <br />would suggest that the most westerly would be a conflict with the <br />driveways entering the sites. We would also suggest that the easterly <br />location be continued on and provide for an internal connection between <br />Outlot A and Lot 1.
