Memo to Planning Commission <br />LUA 96-1, ZC 96-11, P 96-1 and CU 96-1 <br /> <br />· Wall Signs (Multi-Tenant Building) <br /> <br />Page 6 <br /> <br />This proposal is similar to other planned unit developments. <br /> <br />Development Standards <br /> <br />The Planning Commission should review the standards section of the <br />PUD agreement. The agreement does discuss architectural control, <br />lighting and landscaping. However, it is unclear whether the plans <br />reflect this written intent. <br /> <br />Recommendation <br /> <br />It is recommended that the Planning Commission recommend approval of the <br />following: <br /> <br />Ao <br /> <br />Comprehensive Land Use Plan Amendment changing the land use <br />designation to be consistent with the proposed planned unit <br />development based on the following findings: <br /> <br />The requested land use plan amendment is a minor adjustment <br />to the existing land use plan. <br /> <br />o <br /> <br />The land use plan amendment actually reduces the amount of <br />commercial property and basically provides consistency with the <br />planned unit development proposal and the land use plan map. <br /> <br />Be <br /> <br />Rezoning approximately 29 acres from Rle (single family residential) <br />to PUD (planned unit development) based on the following findings: <br /> <br />The rezoning is consistent with the Comprehensive Land Use <br />Plan designation of EB (highway business). <br /> <br />Times and conditions have changed to warrant an extension of <br />the commercial development along Highway 169. <br /> <br />The rezoning to commercial is a logical extension of the existing <br />commercial development immediately to the south along <br />Highway 169. <br /> <br />Infrastructure improvements can be made to support the <br />proposed commercial development for this area. <br /> <br />s:\planning\pc\hilsid2.doc <br /> <br /> <br />
