Do <br /> <br />tree or per total square foot of significant woodlands, in the amount <br />set forth in the City of Eagan Fee Schedule, shall be remitxed to the <br />City. <br /> <br />The City shall have the right to inspect the development and/or <br />building site in order to determine compliance with the approved <br />Tree Preservation Plan. The City shall determine whether <br />compliance with the Tree Preservation Plan has been met. <br /> <br />Allowable Tree Removal. <br /> <br /> Tree Removal Allowance. Specimen Tree, Significant Tree, and <br />-.Significant Woodland removal shall be in accordance with the Cib'- <br /> approved Tree Preservation Plan and in no case shall the amount of <br /> removal exceed the following percentages: <br /> <br />ao <br /> <br />Single Lot Development. <br />1. Single-Unit Residential, 20%. <br />2. Commercial and Mu/fi-unit Residential, 30%. <br /> <br />Multi-lot Development <br />1. Single-Phase Development Process. <br /> 1. Single Unit Residential, 40%. <br /> 2. Commercial and Multi-unit Residential, 47.5%. <br /> <br /> Two-Phase Development. <br /> 1. Initial Site Development, 25%. <br />2. Individual lot development. <br /> a. Single Unit Residential, 20%. <br /> b. Commercial or Multi-unit Residential, <br /> 30%. <br /> <br />Excevfion. When practical difficulties or practical hardships result <br />from strict compliance with the provisions of this paragrapk, the City <br />may permit significant tree, specimen u'ee, and significant woodland <br />removal in excess of the allowable limits. In the event such <br />exception is granted, a reforestation plan or a cash mitigation will be <br />implemented. The City shall determine which form of mitigation <br />shall be utilized. <br /> <br /> <br />
