One monument sign is allowed for the site, with <br />a maximum of 100 square feet and 10 feet in height. The applicant has proposed a monument sign <br />that is 30 feet in height. The council can approved the height as proposed since this is a PUD, <br />however, a PUD amendment will be required. The monument sign is proposed to be on the west <br />side of the site, so visible from Highway 169. Sign permits are required for all signs. <br />Service doors/Mechanical Equipment <br />The submitted elevations indicate there will be service garage doors on the west side of the building <br />facing Highway 169. According to the PUD loading docks and mechanical equipment should be <br />incorporated into the overall design of the building and screened from view of adjoining properties <br />and streets. It should be noted that the buildings will use parapets to hide the roof top units. The <br />overhead doors cause some concern, as while there prevalent in a commercial setting, they cannot <br />be screened using landscaping, due to the power transmission lines. <br />Comprehensive Plan <br />The subject site has a comprehensive plan designation as Highway Business. The Highway Business <br />land use category is the most intensive for of commercial development. Businesses in this category <br />may be the largest both in terms of size and traffic generation. Highway Business land uses follows <br />the Highway 169 and Highway 10 corridors. The use of the property is consistent with the <br />comprehensive plan. <br />Utilities <br />The site will be served by municipal utilities. Due to the depth of sanitary sewer adjacent to the site <br />Zane street will need to be temporarily closed. <br />Landscaping <br />No landscaping plan has been provided. A landscape plan, prepared by a landscape architect, will <br />need to be approved prior to release of a building permit.
