4. The storm sewer collection system as laid out is generally acceptable. It provides for <br />the collection of drainage within the street right-of--way and stubs to each of the lots <br />for the collection of internal storm drainage before discharging out onto the street. <br />5. Sheet 2 of 2 shows a potential well and water system to provide domestic and fire <br />flow to each of the lots. This water system would be considered private and must be <br />maintained by an association. It also should be reviewed with the Fire Department <br />for determination on the actual construction techniques needed for the building <br />relative to whether or not they are sprinklered appropriately. <br />6. Development of the public improvements will require a NPDES permit and a Storm <br />Water Pollution Prevention Plan (SWPPP). The SWPPP must be in an 8 '/a" x 11" <br />format and signed by the engineer, owner and contractor. Sheet 1 of 2 generally <br />shows the layout of silt fence for the proposed improvements. Some of the on-site <br />septic system areas are shown within the silt fence area. Care must be taken to <br />protect these so that they are not disturbed and damaged for septic use. Also, the <br />septic system areas must be documented to provide enough space for a primary and <br />a secondary system, should the primary system fail at some point in the future. <br />7. Record drawings will need to be provided at the conclusion of the construction, <br />along with GIS data on the constructed utilities including field survey locations of <br />the storm sewer and any private water system placed in the public right-of--way. The <br />GIS data must be in the X, Y, Z format on the County coordinate system. <br />8. It is important to note that there will be engineering fees generated during the <br />construction of the public improvements, as the city will require inspection of all <br />storm sewer and street construction, along with erosion protection and sediment <br />control measures during construction. <br />If you have any questions regarding any of these comments, please contact me. <br />
