The following fees will be required of this plat, and due at the time of release of the <br />final plat: <br />• Park Dedication: $3,465 per dwelling unit, or $207,900 <br />• Surface Water Management fee $1,080 /build able acre, or $2,484 <br />2. Provision of a drainage and utility easement be shown on the property to protect the <br />rain garden and fire hydrant and associated watermain. <br />3. A NPDES permit and SWPPP are required prior to final approval of construction <br />drawings. <br />4. All required subdivision/park information shall be provided in an electronic format <br />(.dwg file) as required by the City Ordinance and Land Use Application prior to <br />recording of the plat. <br />5. This approval of the final plat shall expire after 1 year, unless the property owner or <br />owner's agent has received an extension from the City Council. <br />Summary <br />The property is currently an outlot, part of the original PUD master plan for Elk River Station. The site <br />plan and plat are consistent with the master plan. Staff recommends approval, subject to the comment <br />letter dated June 13, 2008.
