City Council Minutes <br />April l J, 1996 <br />Page 6 <br /> <br />3.5. <br /> <br />12. <br /> <br />THE DEVELOPER REIMBURSE THE CITY FOR COSTS ASSOCIATED WITH <br />REVIEWING THIS PLAT PRIOR TO RELEASING THE PLAT FOR RECORDING WITH <br />THE COUNTY. <br /> <br />13. <br /> <br />THE DEVELOPER PROVIDE A LETTER OF CREDIT TO THE CITY IN THE AMOUNT <br />OF 100% THE COSTS ASSOCIATED WITH IMPROVEMENTS. <br /> <br />14. <br /> <br />UPON COMPLETING ALL OF THE IMPROVEMENTS AND HAVING THEM <br />ACCEPTED BY THE CITY, A WARRANTY BOND IN THE AMOUNT OF 25 PERCENT <br />OF THE IMPROVEMENT COSTS SHALL BE SUBMITTED TO THE CITY FOR A ONE <br />YEAR PERIOD. <br /> <br />15. <br /> <br />LOTS 6 AND 7, BLOCK 1, BE DEVELOPED WITH A SHARED DRIVEWAY IN ORDER <br />TO MINIMIZE IMPACTS TO THE DNR STREAM. <br /> <br />16. <br /> <br />LOT 8, BLOCK 1, BE REQUIRED TO UTILIZE THE EXISTING DRIVEWAY AS ACCESS <br />TO THE BUILDABLE PORTION OF THE LOT. <br /> <br />17. <br /> <br />CONTROLLED ACCESS BE PROVIDED ON THE PLAT ALONG COUNTY ROAD <br />NO. 1. <br /> <br />18. <br /> <br />TO HELP BUFFER THE HOMES FROM COUNTY ROAD NO. 1, PARTICULARLY LOT <br />8, BLOCK 1, ADDITIONAL LANDSCAPING BE PROVIDED ALONG THE WESTERN <br />LIMITS OF THE PLAT. THE MOTION CARRIED 3-0. <br /> <br />Discussion of Land Use and Zone Chanqe for Southeastern Area of City <br /> <br />City Planner Steven Ach indicated that the Planning Commission recently <br />discussed the issue of development in the southeast section of the city, along <br />Highway 10/169 near the Ramsey border. Discussion centered on how the city <br />can ensure that this area is developed in a fashion that enhances the image of <br />the city and presents a good first or last impression for people traveling along this <br />stretch of highway. Steven Ach indicated that the Planning Commission is <br />anxious to provide a better gateway to the community. <br /> <br />It was the consensus of the City Council to authorize the Planning Commission to <br />move forward with this issue. <br /> <br /> <br />
