THE MOTION CARRIED 5-0. <br /> <br />Councilmember Scheel commented on the issue that street lights and curb and <br />gutter were not mentioned in the preliminary plat. <br /> <br />Phoenix Enterprises Request for Final Plat (Hillside Crossinq II) Case No. P 96-1 <br /> <br />City Planner Steven Ach indicated that Phoenix Enterprises is requesting final plat <br />approval for Hillside Crossing II. The plat is located at the southeast corner of <br />Highway 169 and 197th Avenue. The final plat includes one developable <br />commercial lot and three outlots which will be platted as future commercial sites. <br />Steven Ach indicated that the final plat is consistent with the preliminary plat as <br />approved by the City Council. <br /> <br />Mayor Duitsman requested public comment on this issue. <br /> <br />Cheryl Becker stated she lived on the south side of 197th Avenue. Ms. Becker <br />indicated her concern with the change in the width of the trail from 75 feet to 50 <br />feet and also her concern with the parking lot being 60 feet from her property. <br /> <br />Councilmember Scheel expressed her concern regarding a letter from Jeff Meyer <br />indicating his desire to see a right-in/right-out turn off of Highway 169 in front of <br />the existing Specht home. <br /> <br />Ken Lueck - 197th Avenue, indicated that he was not notified of the public <br />hearings because he was just outside of the 350 foot requirement. He requested <br />to be notified of future meetings regarding this issue. Mr. Lueck also indicated his <br />concern regarding the drainage pond. He indicated that the drainage pond for <br />Sax Foods was required to be fenced. He stated that this requirement has not yet <br />been accomplished. Mr. Lueck indicated that he would like to see the city limit <br /> <br /> <br />
