Box 490 <br />Elk River, MN 55330-0490 <br /> <br />RE: MILT TUTTLE ADMINISTRATIVE SUBDIVISION <br /> <br />Dear Ms. McPherson: <br /> <br />As requested, we have reviewed the administrative subdivision for Milt Turtle. The <br />document was prepared by Meyer-Rohlin, Inc., and was dated November 30, 2000. The <br />administrative subdivision divides one large parcel into three smaller parcels, two of <br />them 2.5 acres in size and the larger one approximately 6 acres. Based on our review, <br />we would offer the following comments: <br /> <br />The administrative subdivision shows a dedication of 50 feet of right-of-way for <br />County Road 33. This administrative subdivision should be reviewed by <br />Sherburne County to ensure that this 50-foot dedication is adequate and also for <br />their comments regarding driveway locations. We are reasonably confident that <br />Sherburne County will require joint driveway access for two of these lots. <br /> <br />It appears that the house located on Parcel C is too close to the property line. If <br />this building has not received a vadance in the past, it will require a vadance with <br />this administrative subdivision. <br /> <br />We have talked with Meyer-Rohlin regarding the legal descriptions for the <br />parcels. We have suggested to them that the legals be rewritten because in their <br />current state, they are rather vague. <br /> <br />If you have any questions regarding these comments, please call. <br /> <br />Sincerely, <br /> <br />Howard R.
