Memo to Mayor & Ci~ Council/SP 01-01 <br />Janua~ 16,2001 <br />Page 2 <br /> <br />· 2 access points are provided onto Holt Street. <br />· The lighting plan indicates single light standards located adjacent to and on <br /> the Highway 169 side of the site. No lights will be located on the residential <br /> side of the site. The proposed light standards will be 25' in height, 5' taller <br /> than the proposed building. <br />· The proposed building will be constructed of rock-face block brick, artificial <br /> stucco and standing seam metal roofs in an earth-tone color palette. <br /> <br />The developer has submitted sign criteria for the tenant spaces which staff has <br />reviewed and which complies with the Ordinance. A free-standing sign is also <br />proposed adjacent to the Highway 169 right-of-way, however, no details have <br />been provided. The maximum height of the free-standing sign may be 20 feet <br />with a maximum area of 100 feet. <br /> <br />Uses <br /> <br />Currently, the only tenant to commit to the facility is Simonson's, a day spa, <br />which is a permitted use within the C4 Neighborhood Commercial district. <br />Attached is a list of permitted and conditional uses allowed within the district. <br />The developer is speaking with a number of potential tenants including a meat <br />retailer, sandwich shop, coffee shop and other similar uses. With the exception <br />of restaurants, the tenants the developer is courting would be permitted without <br />the need for a conditional use permit. <br /> <br />This item has been brought to the Council for informational purposes.
