Based on our <br />review, we would offer the following comments: <br /> <br />As you are aware, this is the replat of some existing lots along Zane Street in the <br />Elk River Crossing Addition. Prior to approving and filing this plat of Elk River <br />Crossing Third Addition, the existing drainage and utility easements need to be <br />vacated from the underlying plat. <br /> <br />2. Limited access needs to be shown along the TH 169 frontage. <br /> <br />The 10-foot wide drainage and utility easements along the Zane Street and TH 169 <br />frontage need to be continued through Outlot A. <br /> <br />At the north end of Lot 1, there is existing public sanitary sewer and watermain that <br />was extended in when the Wash 'N Fill was constructed. We believe there may be <br />a wider easement for these public utilities that affects the width of the easement on <br />the north lot line of Lot 1, Elk River Crossing Third Addition.
