Memo to Mayor & City Council/AS 02-02 <br />March 18, 2002 <br />Page 2 <br /> <br />The parcel in question is a combination of high and low ground with some trees. <br />Judicial Ditch No. i creates the northerly lot line of the subject parcel. <br /> <br />Old <br /> <br />As noted in the City Engineer's memo, the newly created parcel will not have street frontage <br />and thereby does not meet the 300-foot width requirement of the ordinance. A 900-foot <br />private driveway easement will need to be recorded against both parcels in order to provide <br />access to the new site. The existing parcel does not meet the frontage requirement. The <br />parcel does meet the width and lot area requirements of the A1 Agricultural Conservation <br />District. <br /> <br />Grading and Utilities <br /> <br />These issues are addressed in the City Engineer's memo. <br /> <br />Park Dedication <br /> <br />The Park and Recreation Commission reviewed this request at their March 13, 2002 meeting <br />and recommended that cash dedication be accepted for one lot. <br /> <br />Recommendation <br /> <br />While the subject does not meet the minimum frontage requirements set forth in the <br />subdivision ordinance, staff recommends that the City Council approve the administrative <br />subdivision request as further subdivision in this area will be difficult due to drainage and <br />wetlands in the area. If the administrative subdivision is approved, staff recommends the <br />following conditions: <br /> <br />1. THE APPLICANT SHALL PAY PARK DEDICATION FEES FOR ONE LOT. <br />2. THE APPLICANT SHALL PAY STORM WATER MANAGEMENT FEES FOR ONE <br /> LOT. <br />3.
