Memo to Mayor and City Council/CU 02-05 <br />April 15, 2002 <br />Page 2 <br /> <br />That conditional use permit included a limited amount of new signage identifying the new <br />pharmacy entrance and pharmacy drive-thru. The "Cub" sign over the new entrance was not <br />included as part of that application nor was it included as part of the original PUD Sign <br />Agreement. <br /> <br />On March 5th the applicant was issued a sign permit for the pharmacy sign over the new <br />entrance (71 square feet) and the pharmacy drive-thru sign (119 square feet). <br /> <br />The proposed "Cub" sign is 5 feet high by 11'9" long (58.75 square feet). It will consist of <br />individual letters mounted on a raceway. For comparison the existing "Cub" sign over the <br />main entrance is 10 feet high and approximately 230 square feet. <br /> <br />Analysis <br /> <br />Staff has reviewed the request and feels that the additional "Cub" sign would be excessive. <br />The existing 230 square foot "Cub" sign over the main entrance is sufficient to identify the <br />store as Cub Foods. The existing pharmacy sign is sufficient to identify the pharmacy and <br />the pharmacy entrance. There is no change in the building materials that would lead a <br />customer to believe that the pharmacy in not part of the cub store. None of the other large <br />retail stores in town with multiple entrances (Home Depot and Coborns) have two store <br />identification signs, one over each entrance. <br /> <br />Planning Commission Meeting <br /> <br />At the Planning Commission meeting held on March 26th, no one spoke at the public <br />hearing. The Commission had a brief discussion on the existing signage. Five <br />Commissioners felt that the existing signage was sufficient and one believed that the <br />additional sign is needed to provide store identification. The Commission recommended by <br />a 5:1 vote to recommend denial of this request. <br /> <br />Recommendation <br /> <br />The Planning Commission and staff recommend that the city Council deny the conditional <br />use permit to allow the "Cub" sign over the new pharmacy entrance based on the following <br />findings: <br /> <br />1. The existing signage is sufficient to identify the store as Cub Foods. <br />2.
