Box 490 <br />Elk River, MN 55330-0490 <br /> <br />RE: BOSTROM ADMINISTRATIVE SUBDIVISION <br /> <br />Dear Ms. McPherson: <br /> <br />As requested, we have reviewed the proposed administrative subdivision for Bob and <br />Terri Bostrom. The Certificate of Survey we reviewed was prepared by Bogart Pederson <br />and Associates, Inc., and was dated March 19, 2002. Based on our review, we would <br />offer the following comments: <br /> <br />I have researched the original file for the M-Vale Addition of which this area was <br />originally a part. One of the conditions on that 1986 subdivision was that 196-1/2 <br />Avenue not exceed 500 feet, which was the cul-de-sac maximum length at that <br />time. That is why this area was not subdivided at the time of the M-Vale plat. <br />Since that time, this area has gone through one administrative subdivision. The <br />currently proposed administrative subdivision is to divide Parcel A into two lots, one <br />with an existing home on it and a new 2.5-acre parcel. <br /> <br />A large portion of the newly created parcel is covered by wetlands and <br />incorporated into a drainage easement. There is also a Northern Natural Gas <br />Company easement which crosses the newly created parcel. It is unclear from the <br />information that was provided whether or not the remaining area in the newly <br />created parcel is sufficient for a building site and a primary and secondary septic <br />location. Additional information needs to be provided relative to the buildable area <br />of the newly created parcel to ensure that it can support the home plus septic <br />systems. <br /> <br />Both legal descriptions for the original parcel and the newly created parcel have a <br />line which reads, "Subject to an easement of undefined width for County ditch <br />purposes along westerly boundary." The surveyor should discuss this issue with <br />the County and show a defined easement on the Certificate of Survey.
