Based on our <br />review and comments received at the staff review meeting, we would offer the following comments: <br /> <br />1. This administrative subdivision proposes to take an approximately 70-acre site and divide it <br /> into two parcels. Each parcel will have approximately 160-170 feet of frontage on Monroe <br /> Street, with the bulk of the land mass a quarter of a mile west of Monroe Street. <br />2. ^ large area of the parcel is covered by wetlands. Given the size of the wetlands, it is <br /> unreasonable to have the owner provide a wetland delineation. In lieu of that, the owner <br /> should provide some spot elevations around the proposed building site to indicate that the site <br /> is suitable for home construction and septic system construction relative to the wetland <br /> elevators. <br />3. There are a number of ditches noted on the parcels. Drainage and utility easements should <br /> cover these ditches if they are functioning and needed for drainage to and from the area. <br />4. There is no underlying description of the odginal parcel of record provided on the drawing. <br /> There are just descriptions of the proposed Parcel A and Parcel B. A description of the <br /> odginal parcel of record should be added and reviewed prior to releasing for recording. Since <br /> the description of the parcel of record has not been provided, we have not done a detailed <br /> review of the descriptions of Parcel A and B at this time.
