Parcel A will be <br />24.71 acres and Parcel B will be 45.19 acres. The sites will share one driveway from Monroe <br />Street. <br /> <br />The minimum allowed frontage for the A1 district is 300-feet. Parcel A has 160-feet and <br />Parcel B has 170-feet. Neither meets the minimum width but given the fact that both <br />parcels will be sharing a drive, staff believes this is an appropriate variance to the ordinance <br />requirements. <br /> <br />Park and Recreation <br /> <br />The Park and Recreation Commission recommended that the City accept cash dedication for <br />two parcels. <br /> <br />Drainage and Utilities <br /> <br />The City Engineer's memo addresses site drainage and utilities. <br /> <br />Recommendation <br /> <br />Staff recommends that the City Council approve the LeFavor Administrative Subdivision <br />request with the following conditions: <br /> <br />1. ALL COMMENT OF THE CITY ENGINEER SHALL BE ADDRESSED. <br />2. PARK DEDICATION FEES FOR TWO LOTS SHALL BE PAID PRIOR <br /> TO RELEASING THE SUBDIVISION FOR RECORDING. <br />3. SURFACE WATER MANAGEMENT FEES FOR TWO LOTS SHALL BE <br /> PAID PRIOR TO RELEASING THE SUBDIVISION FOR RECORDING. <br />4.
