The final plat for the Woods at Hillside Third Addition includes 16 single family lots. One of the 16 lots was originally platted as part of Woods at Hillside 2na Addition and is being replatted as part of this plat. Layout Lots Sixteen lots will be platted as part of Woods at Hillside Third Addition. The lots are consistent with what was approved on the preliminary plat. There are five outlots proposed as part of this final plat. Outlots A, C and D are center medians in 193ra Avenue, Outlots B is a center island in the "eye-brow" cul de sac on 193ra Avenue and Outlot E is the center island in 192n~ Court. Streets Three streets are proposed as parr of this final plat, 19Ya Avenue, Vance Street and 192~a Court. The streets are consistent with the approved preliminary plat. The island in 192na Court does not meet the current design guidelines for cul de sac islands; the turning radius is not wide enough. However, it was designed and received preliminary approval prior to the recent change in the design guidelines and complied with the design guidelines in place at that time. Grading, Drainage and Utilities Grading, drainage and utility issues are addressed in the City Engineer's memo. Landscaping Landscaping will have to be provided per the City Ordinance, which is two trees per lot and four trees on corner lots. Park and Recreation The Park and Recreation Commission recommended cash to meet the park dedication requirements.
