Case File: CU 08-07 <br />Page 3 <br />E&O Tool <br />Jay Caswell <br />will not, in particular, create traffic congestion or interference with tra~c on adjacent and neighboring public <br />thoroughfares <br />5. mill not involve uses, activities, processes, materials, equipment and conditions of operation that will be <br />detrimental to any persons or propery because of excessive tra~c, noise, smoke, fumes, glare, odors, dust or <br />vibrations. <br />6. 1Vill not result in the destruction, loss or damage of a natural, scenic or historic feature of major importance. <br />7. Weill fully comply with all other requirements of this Code, including any applicable requirements and <br />standards for the issuance of a license or permit to establish and operate the proposed use in the city. <br />If denial of such a permit should occur, it shall accompany recommendations or determinations by <br />findings or a report stating how the proposed use does not comply with the standards set forth in <br />Section 30-654. <br />In the review of the standards for CUP as outlined, it appears that the request is consistent with all <br />of these standards. <br />Analysis <br />The two above ground storage tanks are 12-feet in diameter and 24-feet tall which is 4-feet shorter <br />than the shortest portion of the building. The two tanks are proposed to be located on the east side <br />of the building. The tanks will be painted? <br />The tanks will be screened by the building from most of the properties of the Sandpiper Estates. <br />The Country Crossing Town home area, which is east of the proposed building, will not be screened <br />by the building. Staff is recommending berming to help further screen the tanks from the residential <br />areas. <br />Based on the possible future expansion area and view angles, the building will provide additional <br />screening from Sandpiper Estates. <br />Building design: <br />Comprehensive Plan <br />The Comprehensive Plan designates this area as Light Industrial. The Light Industrial category <br />includes industrial uses that are lower in intensity of activity. These uses limit the potential for <br />adverse impacts on adjacent land uses due to factors such as noise and odor. Examples of Light <br />Industrial uses include offices, enclosed storage and warehousing, research laboratories and light <br />manufacturing. <br />Transportation <br />Access to the site will be off of Business Center Drive at two locations; one near the east property <br />line, the other near the west property line.
