The parking area should be setback a minimum of 10 feet from the property line. <br />While two drives are permitted, the total width must not exceed 40 feet at the property line. <br />Additionally, the parking area should not impose on any existing or future septic areas. <br />Standards for Issuance of a Conditional Use Permit Section 30-6541 <br />The issuance of a Conditional Use Permit can be ordered only if the use at the proposed <br />location: <br />7. lYlill not endanger, injure or detrimentally affect the use and enjoyment of other property in the <br />immediate vicinity or the public health, safety, morals, comfort, convenience orgeneral welfare of the <br />neighborhood or the city. <br />2. lY/ill be consistent with the comprehensive plan. <br />3. lY/ill not impede the normal and orderly development and improvement of surrounding vacant <br />proper y. <br />4. mill be served adequately by and will not adversely affect essential public facilities and services <br />including streets, police and fire protection, drainage, refuse disposal, water and sewer systems, parks <br />and schools; and will not, in particular, create tra~c congestion or interference with tra~c on <br />adjacent and neighboring public thoroughfares. <br />5. lYlill not involve uses, activities, processes, materials, equipment and conditions of operation that will <br />be detrimental to any persons or property because of excessive tra~c, noise, smoke, fumes, glare, <br />odors, dust or vibrations. <br />6. Dill not result in the destruction, loss or damage of a natural, scenic or historic feature of major <br />importance. <br />7. lYlill fully comply with all other requirements of this Code, including any applicable requirements <br />and standards for the issuance of a license or permit to establish and operate the proposed use in the <br />~iy. <br />If denial of such a permit should occur, it shall accompany recommendations or <br />determinations by findings or a report stating how the proposed use does not comply with <br />the standards set forth in Section 30-654. <br />Recommendation <br />Staff recommends that the Planning Commission recommend approval of the request with <br />the following conditions: <br />1. Parking be setback a minimum of 10 feet from the property line <br />2. Maximum width of driveways at property line shall not exceed 40 feet. <br />3. Parking area, drive, or walks shall not encroach into existing or future septic <br />locations. <br />4. The building shall meet all building codes. <br />5. The building shall meet all fire codes. <br />6.
