April 27, 2007 <br />RE: 15703 & 15777 Jarvis Street NW, Elk River, MN <br />We respectfully request the properties at 15703 and 15777 Jarvis Street NW, Elk <br />River, MN be re-zoned from Light Industrial to Planned Unit Development. <br />The purpose of the re-zoning request is to divide the current lot into four <br />individual lots with common access to the property. Converting the property into <br />four lots will make the property more marketable and attractive to small <br />businesses. The intention is to prepare the property for re-sale or leasing when <br />the current layout of the property is no longer conducive to efficient business <br />operations for Sportech, Inc. At that time, the company will move operations <br />into one large, all-inclusive facility within the city limits of Elk River. We feel <br />fortunate to operate within the City of Elk River and look forward to keeping our <br />operations here. However, we also realize that our current property and three- <br />building facility lay-out would be virtually impossible to sell to one buyer. <br />It is also crucial for all to know that the reason we have 60,000 square feet <br />under three separate buildings is because of the sprinkling restrictions placed <br />upon us by the Elk River Fire Inspector. We have complied with all City codes <br />and requirements through each of our expansions; we would greatly appreciate <br />the City's understanding at this time as we plan for continued growth. <br />
