ITEM # 5. <br />fiver <br />MEMORANDUM <br />TO: Economic Development Authority <br />FROM: Jeremy Barnhart, Planning Manager <br />DATE: November 13, 2007 <br />SUBJECT: Gateway Business Park update <br />Since the last meeting, Staff has made itself available to assist the EECHCC development team. <br />Acknowledging their desired start date, staff prepared a couple of timelines, to establish deadlines for <br />the various steps associated with the review, construction, and approval of the project. These <br />timelines are attached for the Commissions information. <br />It appears that a March 1 groundbreaking is unlikely (Confirmed from EECHCC); a June <br />groundbreaking on a graded lot remains a goal. For that to occur, the City will need to submit a plat <br />application by the end of December. Staff recommends we wait on platting until the EECHCC <br />project becomes more concrete. This may delay a construction start, beyond June 1. <br />Additionally, Staff has learned that a local manufacturer has expressed interest in 10-12 acres in <br />Gateway for its relocation/expansion project in summer 2008. It is anticipated that platting would <br />incorporate this potential use. <br />Also, Staff continues to posture that property remains `available' for the potential office user eyeing a <br />portion of the site. It is hoped that additional information will come forward by the beginning of the <br />year. <br />Lastly, Staff has made contact with Cargill and given them an update as to the city's plans. Staff has <br />also learned that the agreement establishes the location of the corridor through their property; staff <br />understands there is no desire to relocate it from it's agreed to location.
