V-t3 <br />3. Highway 10 Southeast Sector <br />) The plan calls for highway commercial development along portions of Highway 10 in <br />the southeast sector of the City (Figure 5-F). This is consistent with the existing C3 <br />zoning designation for these commercial lands. <br />Sewer and water utilities are not intended for this area. Therefore, all development <br />will be subject to state and local regulationspertaining to on-site waste disposal. <br />The Transportation Plan calls for a frontage along both sides of Highway 10. This will <br />provide access to and from Highway 10 at a limited number of intersections. <br />4. Highway 169 North of School Street <br />The plan calls for commercial development north of EIk Hills Drive along Highway <br />169 to 197th Avenue. It is the City's objective that such development occurs under the <br />.guidance and control of a Planned Unit Development. <br />S. miming <br />It is the City's position that the marketplace will play a significant role in determining <br />the timing of development in the designated commercial areas. <br />6. Neighborhood Commercial <br />The City recognizes a possible need for future neighborhood commercial (small <br />convenience store) development within outlying areas of the urban service district. <br />However, exact location for such activity has not been determined. <br />E. NECESSARY ACTIONS <br />1. Designation of commercial areas on the City Land Use Plan. <br />2. Designation of commercial areas on the City's Zoning Map, including Planned Unit <br />Development where appropriate. <br />3. Extension. of sewer and water utilities to the Waco Street and Highway 10 area. <br />4. Promotion of the City's commercial areas by the Economic Development Authority, <br />S. Eliminate unnecessary zones. <br />b.
