MEMORANDUM <br />February 29, 1980 <br />TO: Mayor and City Council <br />FROM: City Administrator <br />SUBJECT: Brentwood Final Plat <br />Enclosed please find a copy.of the final plat for the Brentwood <br />Subdivision being developed by, Mr. Dennis Anderson. The Brent- <br />wood Subdivision is approximately 257 acres and is located im- <br />mediately north of Ridgewood East 3rd Subdivision in Elk River. <br />The final ,plat anticipates 101 lots. The Planning Commission <br />and the City .Council previously considered a lot size variance <br />to accomodate the plat and to allow a range of lots from less <br />than 2~ acres to in excess of 2z acres. <br />On Monday, February 25, 1980, the Planning Commission reviewed <br />and unanimously approved the final plat for the Brentwood Sub- <br />division. The Planning Commission recommended no changes nor <br />alterations in the final plat. <br />The City staff can find no problems with the final plat and finds <br />that the plat is in compliance with existing City regulations and <br />ordinances. <br />It is recommended that the Elk River City Council grant final <br />plat approval to the Brentwood Subdivision, subject to the <br />development of a Developer's Agreement with Mr. Dennis Anderson, <br />which provides that the City of Elk River will bond for and <br />install improvements to be assessed against the property or in <br />the event that the City is unable to sell bonds, that Mr. Anderson <br />will undertake the improvements with his own capital in a two <br />stage approach over a period of .two years. <br />Respectfully Submitted, <br />~~ <br />Robert C.
