Box 490 <br />Elk River, NiITl 55330 <br />RE: HILLSIDE ESTATES 4TH ADDITION <br />FINAL PLAT REVIEW <br />Dear Mr. Ach: <br />• <br />As you requested, we have reviewed the final plat for the Hillside Estates 4th Addition. <br />The plat was prepared by fIakanson Anderson Associates, Inc. Based on our review, we <br />would offer the following comments. <br />1. Since the Auburn Street road will be constructed to the north end of this plat, in fact <br />the curb and gutter and gravel base are akeady in place and paving will take place <br />Later this spring, we .would suggest that Outlots B and C be provided with a <br />drainage and utility easement across the front of them. It appears that these lots will <br />be replatted in the. future as additional lots and extensions of .future streets, -but since <br />the road is currently being constructed adjacent to them, it would be appropriate to <br />include the drainage and utility easements at this time. <br />2. Lot 5, Block 3, is substandard in width. In the future, a road will be constructed <br />through Outlot C, making Lot- 5 a corner lot. According to the City ordinance, a <br />.corner .lot needs a frontage of 100 feet. The current width of 74.87. feet is <br />substandard by over 25 feet. <br />3. The grading plan for this plat shows rear yard drainage through Lots 1, 2, 3, and <br />4 of Block 3, which does not follow the rear drainage easement. The grading plan <br />indicates a flow through the middle backyard area. Either the grading plan needs <br />to be revised to get this drainage to the rear easement area, or additional easements <br />need to be provided across these four lots to facilitate this drainage pattern. <br />• <br />
