AS 95-03 <br />REQUEST <br />Bruce Anderson is requesting an administrative subdivision to divide a forty <br />(40) acre parcel into a ten (10) acre parcel and a thirty (30) acre parcel. <br />LOCATION <br />West side of Twin Lakes Road (County Road No. 13) at approximately the <br />• 199th Avenue alignment <br />ZONING /LAND USE <br />R-1a (Single-Family Residential)/LR (Low Density Residential) <br />ATTACHMENTS <br />Location Map, Zoning Map, Site Map, Letter from D.N.R. <br />INTRODUCTION <br />The property is zoned R-la, which requires a minimum lot size of 2 1/2 acres, <br />but this area is under a moratorium. Subdivision of property is still allowed <br />except that all parcels must be at least ten (10) acres in size, excluding the <br />easement for right-of--way. According to the submitted survey, Mr. Anderson <br />is proposing to subdivide a forty (40) acre parcel to create a ten (10) acre <br />parcel (Parcel A) and a thirty (30) acre parcel (Parcel B). Parcel A is <br />indicated as being ten (10) acres in size including the easement for roadway <br />right-of--way. City code requires that the lot area be ten (10) acres excluding <br />the easement for roadway right-of--way.
