.ver <br />MEMORANDUM <br />TO: Chris Leeseberg, Park Planner/Planner <br />FROM: Terry Maurer, Public Works Director <br />DATE: .December 5, 2007 <br />SUBJECT: River Park Second Addition <br />File #226- 19 I P <br />As requested, we have reviewed the River Park Second Addition final plat. The final plat is <br />comprised of four outlots. As we understand it, this final plat is for the purpose of <br />determining ownership between Lennar Corporation and the Miske family. There is one <br />condition that we would recommend be attached to the final plat. That condition would be <br />to pave a minimum of 20 feet wide to the lift station that was constructed as part of the <br />River Park 1St Addition. <br />When Lennar Corporation started the development of River Park, they needed to bring <br />sanitary sewer and water in from Trott Brook Farms area through the Foster property into <br />the River Park development. There was a substantial cost to get the utilities to the first <br />addition. Therefore, it was negotiated that the access road to the lift station which is located <br />on the Foster property would be graded and provided with a gravel surface only as part of <br />the first addition. With subsequent additions to the River Park development, paving of the <br />road would be required. It now appears that Lennar Corporation is going leave the River <br />Park area. Therefore, we would recommend the condition on this second addition of River <br />Park be to complete the paving of all gravel portions of the access road to the lift station, so <br />that the City is not required to expend city funds to maintain the road. <br />If you have any questions regarding this issue, please contact me. <br />S:\PLANNING\Case Files\Plat\P 07-13 River Park 2nd\Engr's comments 12 05 07.doc <br />
