Case I~ilc P07-10 Preliminary and h'inal Plat <br />Page 3 Richazd Peterson <br />Applicable Regulations <br />Subdivision <br />These findings axe necessary for the cit3~ council approval of the preliminary plat and the final plat: <br />(7) The proposed subdivision is consistent witb the honing regulations (article VI of this chapter) and <br />conforms in all aspects with all requirements of tln's Code, including the honing regulations and this article. <br />(2) The proposed subda'vision is consistent nnth all applicable general and specialized city, county, and <br />agional j~lans, including, but not limited to, the city's inmf~ahensive developmentplan. <br />(3) The physical characteristics of the site, including but not limited to topograj~by, soils, vegetadion, <br />susceptibility to erosion and siltation, susceptibiliy to flooding, and drainage are suitable for the tyj~e and <br />density of development and uses contemplated. <br />(4) The proposed subdivision makes adequate provision for water sapply, storm drainage, sewage <br />transportation, erosion control and all other seances, fkcik'ties and improvements otherwise aquiad in tln's <br />article. <br />(5) The proposed subdivision will not cause substantial environmental damage. <br />(6) The proposed subdivision will not ~nnflict with easements of acord or with easements established by <br />judgment of a court. <br />(7) The proposed subdivision will not have an undue and adverse impact on the aasonable development of <br />neighboring land. <br />(8) The proposed subdivision is notpremature. A rubdivirion is prematua if any of the following exists: <br />a, Lack of adequate .rtnrnzwater drainage. <br />b. Lack of adequate roads. <br />c. Lack of adequate sanitary sewer systems. <br />d. Lack of adequate off-site public improvements or support ystems. <br />In the review of the standards fox Final Plat as outlined, it appears that the request is consistent with <br />all of these standards. <br />Comprehensive Plan <br />Lots /density -The lot as proposed is consistent with the Comprehensive Plan and zoning <br />ordinance. <br />Natural Resources <br />1'xees -The aerial photo identifies this area as being covered prominently with trees. No <br />constrnction is proposed, staff understands there will be minimal impact to the trees.
