<br />r <br /> <br />Case File: CD 07-25 <br />Page 4 <br /> <br />Sroneworks <br /> <br />In the review of the standards for CUP as outlined, it appears that the addition is consistent with all <br />of these standards. <br /> <br />Analvsis <br /> <br />As noted above, the concerns with this type of use are generally related to noise and traffic. <br />Recognizing that the use is an industrial use, and prone to higher levels of nolse, dust, and traffic, it <br />is necessary to find an appropriate balance bet\xTeen the permitted zoned business and adjacent <br />residential, which may be transitory, as the area receives development and redevelopment pressure. <br /> <br />Staff has no suggestions to change the proposed hours of operation. <br /> <br />The Commission could discuss requiring the relocation of the sandblasting area to lUcrease the <br />distance from the adjacent residential structures. <br /> <br />Comorehensive Plan <br /> <br />The existing and proposed land use is consistent with the Comprehensive Plan. <br /> <br />Transoortation <br /> <br />Streets - Access to the site is via the Plaisted property from the south. No access is permitted from <br />169 via 211 th private road.
