A subdivision is premature if a'!)! of the following exists: <br />a. Lack of adequate stormwater drainage. <br />b. Lack of adequate roads. <br />c. Lack of adequate sanitary sewer .[Jstems. <br />d. Lack of adequate offsite public improvements or support .[Jstems. <br /> <br />In the review of the standards for fInal plat as outlined, it appears that the request is consistent with <br />all of these standards. <br /> <br />Analysis <br /> <br />An Administrative Subdivision by Simple Plat is permitted when the existing property has a metes <br />and bounds description, where the result will be four or fewer lots, and does not require dedication <br />of public right-of-way for purposes of gaining access, and the property has not been previously <br />subdivided. The subject site meets this criterion; the applicant is requesting approval of an <br />Administrative Subdivision to create two lots that are consistent with zoning and the <br />Comprehensive Land Use Plan. <br /> <br />Comprehensive Plan <br /> <br />The Comprehensive Plan designates this lot as Urban Residential. The Urban Residential is <br />intended for low density residential. The proposed subdivision is consistent with the <br />Comprehensive Plan. <br /> <br />Lots / density - According to the Comprehensive Plan, Rural Residential is for low density <br />development with a gross density of 1 unit per acre. <br /> <br />As proposed Lot 1 will be 2.5 acres and Lot 2 will be 2.6 acres, both consistent with the <br />Comprehensive Plan. <br /> <br />Natural Resources <br /> <br />Natural Resources Inventory (NRI) - Indicates Forest Communities. The site is heavily wooded <br />with signifIcant topography.
