<br /> <br />REQUEST FOR ACTION <br /> <br />To <br />Ci Council <br />Agenda Section <br />Community Development <br /> <br />Meeting Date <br />September 17, 2007 <br /> <br />Item Number <br />6.6. <br />Prepared by <br />Sheila Cartney, Senior Planner <br /> <br />Item Description <br />Request by Thomas and Janet Weishalla for an Administrative <br />Subdivision (Acorn Woods), Case No. AS 07-05 - Public <br />Hearing <br /> <br />Reviewed by <br />erem Barnhart, Plannin <br />Reviewed by <br /> <br /> <br />Action Requested <br /> <br />Staff recommends that City Council approve the Administrative Subdivision (Acorn Woods) to create <br />two lots from an existing lot (75-121-4420), with the following conditions: <br /> <br />1. All comments from Sherburne County Public Works memo dated September 12, 2007 <br />and May 24, 2007 shall be addressed. <br />2. The development shall meet all applicable fire codes. In addition to the easements <br />shown on the preliminary plat, the following easements shall be provided: <br />a. A 15 foot trail easement along the entire length of Proctor as it adjoins the <br />subject plat <br />b. A shared driveway easement <br />3. Park dedication shall be provided in the following manner: <br />a. In the form of cash for 1 lot at the rate applicable at the time of final plat, 2007 <br />rate is $3,300.00 <br />4. All required subdivision/park information shall be provided in an electronic format <br />(.dwg file) as required by the City Ordinance and Land Use Application prior to <br />recording of the plat. <br /> <br />Background/Discussion <br /> <br />The subject site is 5.63 acres and is zoned R1a. The applicant is proposing to subdivide the lot into two <br />lots.
